1) George, we may be long-lost brothers. I also had the “mmm, bacon grease” thought when I read that!!!

2) This entire area is the classic “chicken or the egg?” scenario. Nothing gets built on this end of the strip because there’s not enough foot-traffic, and I’m not going to that area of the strip because there are too few developments there.
