I agree, you never know what is in these deals… My big VICI question is about those casino management deals MGM and Caesars signed, at the end of the contracts, is there a competitive bidding process? Must Caesars and MGM hit set targets? Could another casino management company bid? If MGM and Caesars get to compete fairly for management contracts, one could essentially take the other to the woodshed. If it is not competitive it is somewhat sketchy if you ask me…

You never know the real story behind these deals. I mean, what if Steve Witkoff had already paid for a franchise deal with JW Marriott, the way Hotspur did with the JW Marriott in Summerlin (The Rampart Casino). Then somehow the franchise came attached to the deed in lieu mortgage xfer to Koch and Fontainebleau Dev. And now the Koch Bros are stuck with JW Marriott. Hahaha. Wouldn’t that be gold!?!

That is just silly, to say a “franchiser” is not involved with developing a property, Marriot has attached it’s name to this project with intent, they intend to make money, not prove that you know everything about the hotel business and the rest of us know nothing… Marriot has been around for a hundred years, they are a full service hospitality corporation that sees Las Vegas for what it is, a profit center. You don’t see Marriot attaching it’s name to failures because they don’t operate that way, of course they have self interests front and center, just as VICI has self interests in the success of properties they own the land underneath… My family has a small lot we triple net lease to a famous fast food corporation, because my family prospers from this companies choice to do business from this lot we own, we are in the fast food business. It’s semantics and its business. Marriot is in this to win this, if it dies so does a portion of Marriot clout…

I never outlined the role or investment by Marriot, my point is about land value, and the fact that multi-billions of Wall Street cash is flowing into Las Vegas. Marriot is not going to put its valuable name on an abandoned project unless it intends to get something done, no major public company would play games with their shareholders and attach itself to failure, maybe they succeed, maybe not. The Resorts World comparison is completely non germane, at this point it’s about construction, not branding.

Marriott isn’t involved in the development of this property. They are just the franchiser.

The people potentially “pulling this off” are Koch Real Estate Investments and the Fontainebleau Development Company.

That said, Marriott might be hired to run the hotel portion through their management services division. But, that’s just an operational thing. Marriott still wouldn’t be an investor in the resort.

You’re out of your depth here. Over 95% of hotels in the major hotel groups (Marriott, Hilton, IHG) are franchises.

As such, this has very little to do with Marriott. All Marriott is doing is providing branding via a franchise agreement. They aren’t putting any money into this development…they very rarely put any money into any of “their” hotels.

Example: The Resorts World hotels are all Hilton brands. Yet, Hilton didn’t put one cent into the cost of building the hotels.

A 2-3 billion dollar resort purchased for peanuts. The land alone it sits on is worth many times what they paid. Assuming they don’t have to implode the whole thing and start over, they’ll make bank.
